East Troy, WI

East Troy, WI is a Walworth County village of about 5,000 built around a historic town square, wrapped by the Town of East Troy, which holds 812-acre Lake Beulah, Potter Lake and Army Lake along I-43 between Milwaukee and the Illinois line.

Living in East Troy, WI means choosing between two governments: the village, with its square, sewer and water, and the Town of East Troy, where Lake Beulah's lakefront and most acreage sit on well and septic. Taxes run about 1.0% to 1.3% of value, Milwaukee is 45 minutes away, and Lake County, Illinois is about 75.

Background

How East Troy, WI Got Here: A Short History

East Troy grew up as a crossroads farm town in the 1830s and 1840s, and some of its oldest buildings show that era plainly. The National Register of Historic Places listings for Walworth County include the Horace Loomis House, a cobblestone Greek Revival home built in 1851 on WI 120 about 2.4 miles south of the village, and the Smith and Meadows Store Buildings at 2888-2890 Main Street, two brick stores on the square from the 1860s and 1881.

The biggest loss came recently. The Buena Vista House at 2090 Church Street, an 1846 inn described in its register listing as the largest cobblestone-clad building in Wisconsin, was demolished in 2022. If you have read an older guide that sends you to see it, that guide is out of date.

The 20th century gave East Troy its railroad identity. In 1907 The Milwaukee Electric Railway and Light Company ran an interurban line from Milwaukee to East Troy. According to the East Troy Electric Railroad history, when the rest of the line to Hales Corners was abandoned in 1939, the Village of East Troy bought the East Troy to Mukwonago segment so local businesses kept freight service. The village ran it with its own crew from 1950 to 1985, and a museum has operated it since. On June 10, 2026, the corridor was listed on the National Register as the East Troy Electric Railroad Historic District.

Lake Beulah has its own history, and it is older than most people assume. The Lake Beulah article dates the lake's present form to the 1830s, when the wooden Yonman-Johnson dam raised the water. The Lake Beulah Yacht Club was founded in 1893, and the Lake Beulah Protective and Improvement Association followed in 1894. That makes it one of the earliest organized lake associations in this part of Wisconsin.

The Basics

Village or Town? How East Troy, WI Is Organized

The first thing an Illinois buyer needs to understand about East Troy is that the name covers two separate governments. The Village of East Troy is the compact center: about 4.6 square miles, the square, the newer subdivisions, the business park along I-43, municipal water and sewer, and its own police department. The Town of East Troy surrounds it on every side: about 32.1 square miles,_Wisconsin), 1.8 of them water, including all of Lake Beulah, Potter Lake and Army Lake. The town has its own board, its own police department and its own tax rate.

The Wisconsin Department of Revenue's 2025 Town, Village and City Taxes report estimates the village population at 5,069 and the town at 4,044 for 2025. The Census ACS for 2020-2024 counts 2,438 housing units in the village, and 61% of occupied village homes are owner-occupied. In the town, the ACS counts 1,817 units, 94% of occupied homes are owner-occupied, and 235 units, about 13% of the total, are held for seasonal or occasional use. That last number is the lake talking. Wikipedia's page on the town notes that its population drops noticeably in winter because so many homes are lake homes.

There is also a small cross-county wrinkle. The Village of Mukwonago, which is mostly in Waukesha County, reaches south across the county line into Walworth County. DOR lists that Walworth piece separately, with an estimated 228 residents in 2025, served mainly by the East Troy Community School District. Lake Beulah itself lies entirely within the Town of East Troy and Walworth County according to both the DNR and Wikipedia, but its north end is only a couple of miles from Mukwonago, and some addresses near it carry a Mukwonago mailing address. I would never assume a parcel's town, county or school district from the mailing address. The tax bill tells you.

The practical difference between village and town shows up in four places: the tax rate, utilities (sewer and city water in the village, mostly well and septic in the town), police, and zoning (the village zones its own land; the town falls under Walworth County zoning). Each of those has its own section below.

Where to Look

East Troy, WI Neighborhoods and Lake Areas

East Troy doesn't have formal neighborhoods the way a North Shore suburb does. Buyers here talk about it by water and by distance from the square. In practice the market splits into five pieces, and the price gap between them is wide.

The old village around the square has the oldest houses and the only real walkability in the area. The ACS counts 392 village housing units built before 1940. Around that core, the village grew fast after 1990: 978 units date from 1990 to 2009 and another 282 from 2010 on. That is where most of the village's single-family subdivisions, townhomes and apartment buildings sit, and it is why the village has a real rental stock (872 renter-occupied units) when the town has almost none.

Lake Beulah is the premium market and gets its own section next. Potter Lake and Army Lake are smaller lakes in the same town. Booth Lake, just west of the village, is often called an East Troy lake, but it lies entirely in the Town of Troy; I cover it in the Town of Troy guide. Everything else in the town is rural: farm parcels, wooded acreage and scattered homes, with the unincorporated crossroads of Hilburn among them.

Coming from Lake County, Illinois, the buyers I talk to are usually surprised by how fast East Troy changes from a village street to open farmland. Two minutes outside the square you can be on a gravel driveway with a well.

The Square and the old village. Main Street and the blocks around Village Square Park. The oldest homes, the shops and restaurants, and the railroad depot on Church Street.

Village subdivisions. Mostly built since 1990 on the village edges. Municipal water and sewer, newer construction, the bulk of the village's sales.

Lake Beulah. 812 acres in the Town of East Troy, north and east of the village. The area's lakefront estate market.

Potter Lake. 155 acres in the Town of East Troy, with its own protection and rehabilitation district on the tax bill.

Army Lake. 80 acres and 17 feet deep, with a public boat landing.

Rural Town of East Troy. Farms, wooded acreage and crossroads such as Hilburn. Well and septic, Walworth County zoning.

Lakefront

Lake Beulah, East Troy, WI: The Lakefront Market

Lake Beulah is the reason East Troy shows up on a luxury buyer's map. The Wisconsin DNR lists it at 812 acres with a maximum depth of 58 feet and one public boat landing, and describes the water as moderately clear. It is a long, irregular lake with bays, channels and an island-and-point shoreline, so frontage varies a lot from lot to lot. Sailing has been part of the lake since the yacht club's founding in 1893.

The lake is managed by the Lake Beulah Management District, a public inland lake district created under Chapter 33 of the Wisconsin Statutes. It has an elected board of commissioners serving three-year terms, and it is funded through a special line on the Town of East Troy tax bill paid by property owners inside the district. For tax year 2025, the Walworth County mill-rate table shows that line at about $0.41 per $1,000 of assessed value. On a home assessed at $1.3 million that is roughly $540 a year. The district runs weed harvesting and pickup, and in summer 2026 it deployed 93 buoys under the town ordinance and adopted Resolution 2026-11 setting recommended zones for wake-surf and other artificial-wake activity. On September 11, 2026 it posted a blue-green algae alert after staff saw suspicious water conditions on part of the lake, which is worth knowing given what happened at Booth Lake the same summer.

Boating rules come from the Town of East Troy's waterways code. According to the Protect Lake Beulah summary of Title 16, slow-no-wake applies within 200 feet of shore and 100 feet of piers, swimmers and structures and in every channel. On weekends and holidays the whole lake is slow-no-wake from 6:00 p.m. to 10:00 a.m. Skiing, wakeboarding and tubing are allowed weekdays from 10:00 a.m. to sunset and weekends from 10:00 a.m. to 6:00 p.m., with one tow rope per boat on weekends and counterclockwise travel required on the Mill Lake portion. A police marine unit patrols. Public access is Wilmers Landing, reached from St. Peters Road, with 25 parking spaces, a boarding dock and launch fees by boat size.

One piece of history matters to anyone buying on the lake. In 2011 the Wisconsin Supreme Court decided Lake Beulah Management District v. DNR, a challenge to the DNR's permit for a Village of East Troy high-capacity municipal well near the lake. The court held that the DNR has the authority and a general duty to consider a high-capacity well's effect on waters of the state when it has sufficient scientific evidence of harm, but upheld this permit because that evidence was not in the record. The case became a statewide precedent. For a buyer, it is a reminder that groundwater and lake levels here have been argued over at the highest level, and the district is an active, organized body.

On price, I want to be careful. Public sources do not give a clean Lake Beulah sales median, and I won't make one up. What the Census ACS for the Town of East Troy does show is the top of the market among owner-occupied homes: 48 valued at $2 million or more, 49 between $1.5 and $2 million, and 63 between $1 and $1.5 million. That is 160 homes, about 11% of the town's owner-occupied stock, at $1 million or more, and it counts only primary residences, so the lake's seasonal homes are not in it. Zillow's top-tier value index for East Troy, covering the most expensive third of homes, was $906,647 in August 2026. Put together, Lake Beulah is a real $1 million to $3 million lakefront market with some estates above that, a tier below Geneva Lake. Lake-access and off-lake homes nearby trade far lower, and the gap between a deep-water frontage lot and a home across the road with an easement can be several hundred thousand dollars.

The honest version: Beulah is smaller and much closer to Milwaukee, with a shorter boating day on weekends because of the 6:00 p.m. slow-no-wake rule.

More Water

Potter Lake, Army Lake and Booth Lake Near East Troy, WI

Beyond Lake Beulah, the Town of East Troy has two smaller lakes with less boat traffic. Potter Lake is listed by the DNR at 155 acres. Its owners pay into the Potters Lake Protection and Rehabilitation District, which shows up on the 2025 county tax table at about $0.12 per $1,000 of assessed value. Army Lake is 80 acres with a maximum depth of 17 feet and a public boat landing, and the DNR lists panfish, largemouth bass and northern pike. Army Lake was also the name of a crossroads settlement in the town that no longer exists.

Booth Lake is the one people get wrong. It sits just west of the village and most of its addresses read East Troy, but the Booth Lake Management District says the entire lake lies in the Town of Troy. Booth Lake Memorial Park on Townline Road is jointly owned by the Village of East Troy, the Town of East Troy and the Town of Troy, and it is the closest public beach for village residents. According to the village's June 2026 newsletter, a resident season pass was $25 and a resident boat-launch permit $80.

Then came August. On August 3, 2026, according to the Town of Troy's water quality update, the Wisconsin Department of Health directed that Booth Lake's beach and boat landing close because of high levels of the blue-green algae toxin microcystin, and both stayed closed for the rest of the year. The town points to a lake with no inlet or outlet, a hot and still summer, nutrients already in the water, and the 2025 milfoil treatment that removed oxygen-producing plants. The three municipalities and the lake district say they are building a short- and long-term recovery plan. If you are looking at a house on or near Booth Lake, ask for the latest testing before you write an offer. My Town of Troy guide covers Booth Lake in more detail.

Homes

What East Troy, WI Homes Look Like

The village and the town have almost opposite housing stocks. In the village, the ACS counts 1,303 detached single-family homes out of 2,438 units, with the rest spread across duplexes, small multi-unit buildings, 481 units in buildings of 20 or more, and 116 mobile homes. More than half of the village was built from 1990 on. That means a lot of 1990s and 2000s two-stories and ranches on subdivision lots, plus the original houses around the square.

The town is nearly all single-family. Of its 1,817 units, the ACS counts 1,756 detached houses. The build years are spread out: 332 before 1940, 351 from the 1970s, 289 from the 1990s and 156 since 2010. On Lake Beulah that history is visible from the water. Old cottages and converted summer homes sit next to large year-round houses built on the same narrow lots, and many of the biggest lakefront homes are rebuilds.

That mix creates the same trade-off I see with teardowns in Lake County, Illinois, with one Wisconsin twist. An older lake cottage on a good frontage may be worth more as land than as a house. But rebuilding near the water runs into Walworth County's shoreland rules, which I cover below, and an old house can carry a closer-to-the-water footprint that a new one may not be allowed to repeat. Before you plan to knock something down on Beulah, get the shoreland setback answer first.

The ACS puts the median owner-occupied value at $299,600 in the village and $369,300 in the town. Those medians understate the lake, because they are averages of mostly off-lake homes and they exclude seasonal houses.

The Real Estate Market

The East Troy, WI Housing Market in 2026

East Troy is a small market, so every number here needs its sample size attached. Zillow's home value index for East Troy was $475,639 in August 2026, up 2.7% from $463,048 a year earlier. Its top-tier index, which tracks the most expensive third of homes, was $906,647, up less than 1%. Prices are still rising, but slowly.

Sales data is thinner. Redfin's public data center, in its file last updated June 2, 2026, counts nine sales in the village of East Troy from March through May 2026, with monthly medians of $420,000 in March, $460,000 in April and $465,000 in May. Nine sales is too few to read much into a monthly swing. What the same file shows more reliably is supply. Inventory rose from 7 homes in March to 16 in May, about 5.3 months of supply, and the May median list price was $529,900. That points to a spring market where buyers had more to choose from than in 2025.

Those figures are for the village. Lake Beulah sits in the town and is a different market, covered in the Lake Beulah section above. A Redfin or Zillow headline for "East Troy" will not tell you what a Beulah frontage is worth, and I would not use one for that.

For a buyer coming from Illinois, the useful frame is this: off-lake East Troy is a mid-$400,000s market with newer construction than most of Lake County at a lower tax rate, and lakefront Beulah is a seven-figure market priced a tier below Geneva Lake.

The Real Estate Market

East Troy, WI Property Taxes, Mill Rates and Credits

Wisconsin property tax works differently from Illinois, and East Troy is a good place to learn it because the village and town sit side by side with different numbers. Your municipality's assessor sets an assessed value each January 1. The state then estimates each municipality's full market value and publishes an assessment ratio, the share of market value the local assessments represent. The tax is a mill rate, dollars per $1,000 of assessed value, made up of county, municipal, school, technical college and any special-district pieces, minus the state's school levy tax credit.

For 2025, the Department of Revenue puts the Town of East Troy's assessment level at 88% and the village's at 95%. Its effective full-value tax rate, after the state school levy credit, was $10.35 per $1,000 of market value in the town and $12.94 in the village. In plain terms, about 1.04% of value a year in the town and 1.29% in the village. The village rate is higher because of the village's own levy, which pays for its police, streets and services: $4.65 per $1,000 assessed, against $1.79 for the town, according to the Walworth County 2025 mill-rate table.

Here is a worked example on a lake home. Take a Lake Beulah house with a $1.5 million market value. At the town's 88% ratio it would be assessed near $1.32 million. The 2025 components for a town parcel in the East Troy school district are $2.39 county, $1.79 town, $8.05 school and $0.60 Gateway Technical College, less a $1.56 school levy credit, for $11.27 per $1,000 assessed. Add $0.41 for the Lake Beulah Management District and the total is about $11.68. That puts the bill near $15,400 a year before any individual credits. For a village home at April's $460,000 Redfin median, assessed at 95% (about $437,000), the 2025 village components work out to about $13.57 per $1,000, or roughly $5,930.

Two state credits then come off individual bills. The lottery and gaming credit applies only if you are a Wisconsin resident and the home is your primary residence on January 1. An Illinois owner using Beulah as a second home doesn't get it. The first dollar credit applies to every taxable parcel with an improvement, primary residence or not. Both are modest relative to a lakefront bill.

When you sell, Wisconsin charges a real estate transfer fee of $3 per $1,000 of value, imposed on the grantor, the seller, by state law. On a $1.5 million sale that is $4,500.

Coming from Lake County, Illinois, the tax bill is the first thing people compare, and East Troy usually wins that comparison. The catch is the school levy. When the April 2026 referendum failed, the district said the levy would fall about $92 per $100,000 of assessed value, and a future referendum could push it back up. This is general information, not tax advice. Your actual bill depends on your parcel, your district lines and your exemptions, and I would always pull the current bill on the county site before you budget.

Before You Buy

Shoreland Zoning, Piers and Building on the Water in East Troy, WI

In the Town of East Troy, all zoning is county zoning. Walworth County administers a general zoning code across every unincorporated area except the Town of Bloomfield, and a separate shoreland code for all unincorporated land within 1,000 feet of a lake, pond or flowage or 300 feet of a river or stream, or to the edge of the 100-year floodplain, whichever reaches farther. Every Lake Beulah, Potter Lake and Army Lake parcel in the town is under it. The state floor for these rules is NR 115: a 75-foot building setback from the ordinary high-water mark, a 35-foot vegetative buffer, and impervious-surface limits starting at 15% on lots near the water.

The county's Shoreland Zoning Guide spells out how that plays out on a lake lot. The 75 feet nearest the water is the shore yard, and homes, decks, patios, pools, retaining walls, fire pits and parking are generally prohibited there. Where neighbors already sit closer, the setback can be averaged from the two adjacent homes within 250 feet, but never below 35 feet. The first 35 feet is a no-touch buffer, except for view and access corridors totaling no more than 35% of the frontage. Grading within 75 feet of the water is generally not authorized, and new dry boathouses are limited to one per parcel, 400 square feet on slopes of 12% or less and 150 square feet on steeper ones, with no deck on top and no plumbing or living space. Wet boathouses built before 1971 can stay but may need DNR approval for repairs. Piers and boat slips are a separate state matter reviewed by the Wisconsin DNR.

What that means for a buyer: the house you see on the water may not be the house you are allowed to build there. An old cottage at 30 feet from the shore can often be maintained, but replacing it with something larger at the same spot is a different question. I would get a zoning read from the county before you commit to a teardown plan, and ask for the pier's permit history.

Flood exposure is also parcel by parcel. A home near the water, or near the Mukwonago River system, can sit in a mapped flood area, so check the FEMA flood map for the specific address before you write an offer.

Practical Logistics

Utilities in East Troy, WI: Sewer, Wells and Septic

In the village, the Village of East Troy runs water and sewer utilities. According to its June 2026 newsletter, a sewer rate increase took effect at the start of the 2026 third quarter, the first since 2020, after a rate study of the system's operating, maintenance and improvement costs. Garbage and recycling service is arranged by the municipality.

The town is different. Most Town of East Troy homes run on a private well and septic, with two exceptions shown on the town's website and the county tax table: Sanitary District No. 2, which carries its own sewer levy (about $0.54 per $1,000 assessed in 2025), and Sanitary District No. 3, which handles water. Whether a lake house is on sewer depends on whether it is inside one of those districts. That changes inspections, the cost of adding a bedroom and, on the lake, water quality.

For any well-and-septic purchase, I would test the well water and have the septic system inspected and pumped before closing, and I would confirm the system's permitted bedroom count with the county. That's the same advice I give buyers looking at rural parts of McHenry County, Illinois, and it matters more near a lake. The town also runs a compost site on Highway L that is open Saturdays from April through December to residents of the town, the village and the Town of Troy.

Schools

East Troy, WI Schools: The East Troy Community School District

Almost all of the village and town are in the East Troy Community School District, which runs four schools from early childhood through grade 12: Little Prairie Primary School, Prairie View Elementary School, East Troy Middle School and East Troy High School. The district office is at 2040 Beulah Avenue.

Two referendums shape the next few years. In November 2024, voters approved a $19.4 million capital referendum, 4,281 to 3,949, for secure entries, roofs, windows, HVAC and science labs. In April 2026 they rejected a $4 million-a-year operating referendum, 2,779 to 1,757, which would have run for three years to replace a 2023 operating referendum that expired after 2025-26. The district reported a three-year average enrollment of 1,541, down 104 since 2023-24, and in September 2026 it was recruiting residents for a "funding roadmap" committee. Buyers should know that a district under budget pressure is making program decisions right now.

District lines don't follow town lines perfectly. The DOR school data shows small slivers of the Town of East Troy in the Burlington Area and Mukwonago school districts, and the East Troy district reaches into the Towns of Troy, LaFayette, LaGrange and Spring Prairie, the Village of Mukwonago's Walworth piece and the Town of Eagle in Waukesha County. Confirm the school district for any address on its tax bill and with the district before you write an offer.

Prairie View Elementary School. Elementary grades.

East Troy Middle School. Middle grades.

Commute & Access

Commuting from East Troy, WI: Milwaukee, Chicago and the Illinois Line

East Troy is a driving town. Interstate 43 runs along its edge with three exits serving the village, and WI-20 and WI-120 cross it. I ran free-flow routing estimates on OSRM in October 2026 for the trips buyers ask about. They assume no traffic, so add time at rush hour.

From the village square, downtown Milwaukee is about 35 miles and 46 minutes, and Milwaukee Mitchell International Airport about 31 miles and 42 minutes. Vernon Hills in Lake County, Illinois, is about 53 miles and 75 minutes. The Loop is about 90 miles and two hours. O'Hare is about 75 miles; the router put it near two hours, though real times vary a lot with the tollway route and traffic. From the Lake Beulah side, Milwaukee is a little closer (about 32 miles, 43 minutes) and Vernon Hills a little farther (about 58 miles, 82 minutes).

There is no commuter rail in East Troy. The practical rail options are the Amtrak Hiawatha, which runs seven round trips a day between Milwaukee and Chicago Union Station (six on Sundays) in about 90 minutes and stops at Milwaukee Airport, about 31 miles and 42 minutes from the village, and at Sturtevant, about 30 miles and 48 minutes away. Metra's nearest stations are Harvard on the Union Pacific Northwest line (about 31 miles, 43 minutes) and Fox Lake on the Milwaukee District North line (about 35 miles, 44 minutes). I wouldn't plan a daily Loop commute from East Troy.

One road project to know: WisDOT is replacing about 9.8 miles of the I-43 Rock Freeway between Bowers Road and WIS 83, which runs past East Troy. Preparation work started the week of October 5, 2026, major construction is scheduled to begin in spring 2027, and completion is expected in summer 2029.

Shopping & Dining

The East Troy, WI Village Square: Dining, Shops and Events

The village square is the center of East Troy and the main reason the village feels different from a strip-mall town. Village Square Park sits in the middle, with Main Street businesses on the sides, a Tesla destination charger on the square according to the chamber of commerce, and two National Register buildings at 2888-2890 Main Street.

The businesses that took part in the chamber's America 250 celebration on July 3 and 4, 2026 give a good picture of what is on and around the square right now: East Troy Brewery, Sauced Pizzeria, Sammy's Place, Al Smith's Saloon, Eggxcellent Cafe, Frank's Main Street Sweets Station, Home on the Square, The Social Affair Rooftop and Zinns on the Square. Hansen's IGA Market is among the village's 2026 recreation sponsors, and bigger grocery and big-box runs usually head to Mukwonago, Elkhorn or Waukesha.

The square also carries the village calendar. In 2026, according to the village newsletter and chamber, the East Troy Lions music festival ran June 11 to 14, the chamber's First Fridays ran through the summer, the East Troy Community Band played free Thursday concerts in Village Square Park at 7:30 p.m. from June 18 to July 30,. The chamber lists a fall beer and wine walk on October 10, 2026, and its regular calendar includes a New Year's Eve ball drop and a Fourth of July parade.

Things to Do

The East Troy Electric Railroad

The East Troy Railroad Museum runs vintage electric trolleys and interurban cars on just over 7 miles of track between the East Troy depot at 2002 Church Street and Mukwonago, with stops at The Elegant Farmer at 1545 Main Street in Mukwonago and Indianhead Park. The original substation on Church Street, now the ticket office and museum, is on the National Register, and the museum keeps roughly 30 pieces of electric railway equipment. It is run as a nonprofit by volunteers.

Rides run weekly from spring through fall, and the museum adds dinner, brunch, wine-and-cheese and beer-tasting trains, plus Harvest Fest trains in September and October and trick-or-treat trains in October. The line still runs on 600-volt overhead power, and the ride out to the orchard and bakery at The Elegant Farmer is the outing most visitors remember.

For a homeowner, the railroad is the reason the village has a destination business district on summer weekends. Houses near the depot and the tracks hear the trolley bell. That is charming to some buyers and a dealbreaker for others, so visit on a Saturday.

Entertainment

Alpine Valley Near East Troy, WI: Concerts and Skiing

Alpine Valley is a few miles south of the village on County Road D, and it brings two very different kinds of traffic. The Alpine Valley Music Theatre opened in 1977 and holds about 30,000 people, with a 7,500-seat covered pavilion and a large lawn. It was the largest amphitheater in the United States until 1993. Next door, Alpine Valley Resort), in the Town of LaFayette, runs 21 ski trails on about 90 skiable acres with three high-speed quads, four triple chairs and five carpet lifts. The resort is also tied to one of rock history's sad footnotes: Stevie Ray Vaughan died in a helicopter crash into one of its ski hills after a concert at the theatre on August 26, 1990.

For a homeowner, the amphitheater matters mostly on show nights. Big concerts put tens of thousands of cars on County Road D, WI-120 and the I-43 exits, so if you are buying south of the village, drive the route on a concert evening and ask neighbors about sound. North of the village and on Lake Beulah, it is mostly a non-issue.

Parks & Recreation

Parks, Preserves and the Outdoors Around East Troy, WI

The best-kept outdoor secret in the town is Beulah Bog State Natural Area, 78 acres owned by the DNR about 4.5 miles northwest of the village and designated in 1975. It protects a bog lake with water lilies and sphagnum mats, six species of insect-eating plants and northern plants like cotton grass and cranberry that are rare this far south. Parking is east of Stringers Bridge Road, and a 0.3-mile trail through restored oak opening leads to a boardwalk. In wet years the boardwalk can be underwater, so bring boots.

In the village, the parks and recreation department runs the summer programs, and the free Movies in the Park series ran at Booth Lake Memorial Park on June 19, July 17 and August 14, 2026. Booth Lake's beach is the nearest public swimming beach, though its 2026 season ended early after the August algae closure. Lake Beulah, Army Lake and Booth Lake all have public boat launches, and the larger preserves of the Mukwonago River watershed and Lulu Lake State Natural Area are a short drive west in the Town of Troy.

Community Resources

Hospitals Near East Troy, WI

The closest full-service hospital is Aurora Lakeland Medical Center at W3985 County Road NN in Elkhorn, which has a 24-hour emergency department. By my routing estimate, Elkhorn is about 11 miles and 16 minutes from the village square. Larger hospital systems are in Waukesha, about 21 miles and 31 minutes away, and in Milwaukee. East Troy Fire and Rescue covers the village.

What's Changing

What's Changing in East Troy, WI

East Troy doesn't have a single headline development, but several changes are worth knowing about in 2026. The village has three active tax incremental districts, TID 4, TID 5 and TID 7, and promotes its business park along the I-43 corridor. DOR's 2025 report shows the village's taxable value excluding TIF at about $640 million against a full value near $683 million, so roughly $43 million of value sits inside TIF districts.

The railroad corridor's National Register listing in June 2026 and the loss of the Buena Vista House in 2022 bracket the historic side. On the infrastructure side, the I-43 replacement runs through 2029, the village raised sewer rates in mid-2026, and the Town of East Troy was reopening the Beulah Heights waterway after a culvert project in late September 2026, according to the town's website. The town is also working through amendments to its 2050 comprehensive plan.

The biggest open question is water quality. Booth Lake's August 2026 closure and the September algae alert on Lake Beulah came in the same summer. Both lake districts are organized and funded, and both are now studying causes. A buyer on either lake should ask for the latest district minutes before closing.

Public Services

Police and Public Safety Services in East Troy, WI

The Village of East Troy has its own police department, and the Town of East Troy has a separate one, so which department covers a home depends on which side of the line it sits. A police marine unit patrols Lake Beulah in summer. I don't characterize the safety of any area. Anyone who wants the data can contact the village or town police department directly or look up both agencies on the FBI Crime Data Explorer.

The Honest Take

East Troy at a Glance

Lake Beulah gives you an 812-acre, 58-foot-deep lake with an organized district and a long sailing tradition. The village gives you a walkable square, a railroad museum, municipal sewer and tax rates around 1% to 1.3% of value.

School funding is unsettled after the April 2026 referendum failed. And if you are looking at Booth Lake, the 2026 algae closure is a real issue to work through.
