The Illinois Homestead Exemption: What You Get and How to Claim It

October 2026 · 8 min read

The Illinois general homestead exemption reduces the equalized assessed value of an owner-occupied primary residence. In Lake County the amount is $8,000, not the $6,000 quoted in most general Illinois content, because Lake is contiguous to Cook County. Additional exemptions exist for seniors, veterans, persons with disabilities and home improvements.

What an Exemption Actually Does

An exemption does not reduce your tax rate. It reduces the equalized assessed value that the rate is applied to.

So the saving is the exemption amount multiplied by your combined tax rate. On an $8,000 exemption in a district with a combined rate around 8% of EAV, that is roughly $640 a year. The same exemption in a lower-rate district is worth less.

This is worth understanding before you decide an exemption is not worth the paperwork. It is also why two neighbors with identical exemptions can report different savings.

The $6,000 Problem

If you take one thing from this page, take this.

Almost every general Illinois article says the general homestead exemption is $6,000. For Lake County that is wrong.

IDOR publication PIO-74, revised July 2025 sets three tiers: $10,000 in Cook County, $8,000 in counties contiguous to Cook, and $6,000 in all other counties. Lake County is contiguous to Cook. The Lake County Chief County Assessment Office confirms $8,000.

If a figure you have been given assumes $6,000, the saving has been understated.

The General Homestead Exemption

Available on a property that is your primary residence and in which you hold ownership or a legal or equitable interest, occupied as of January 1 of the tax year. One property only.

Lake County states there is no annual renewal once granted. But a change of ownership resets it, and the county is explicit that exemptions do not transfer to newly assigned PINs. If you bought recently, or if your parcel was split or renumbered, do not assume it carried over. Check.

Senior Exemptions, and the One People Misread

Senior Citizens Homestead Exemption: $8,000 of EAV for owners aged 65 and over in Lake County. No annual renewal. Again, note that non-contiguous counties get $5,000; Lake gets $8,000.

Senior Citizens Assessment Freeze: this is the one that gets misread constantly. It freezes the equalized assessed value, not the tax bill. If the combined rate rises, your bill rises anyway. It simply rises from a fixed base rather than a growing one.

The Lake County page gives a household income ceiling of $75,000 for assessment year 2026, payable 2027, up from $65,000 for assessment year 2025. IDOR's schedule steps it to $77,000 and then $79,000 in subsequent years. Minimum age 65, and you must have owned and occupied the property as your principal residence on January 1 of each of the past two years.

The freeze requires reapplication every year. In Lake County that is the EX02 Senior Freeze Application, filed through the county's Smart E-Filing Portal; PTAX-340 is the state-level equivalent. People lose the freeze by forgetting.

Veterans and Disability Exemptions

Standard Homestead Exemption for Veterans with Disabilities. $2,500 of EAV at 30% to under 50% service-connected disability, $5,000 at 50% to under 70%, and up to $250,000 of EAV at 70% or more. That cap matters: older articles say the property is simply exempt at 70%, which is functionally true for most homes but not literally true. Annual verification is required unless the veteran is a World War II veteran or 100% permanently and totally disabled.

A separate program, easy to confuse with it, covers specially adapted housing at up to $100,000 of EAV.

Returning Veterans Homestead Exemption. $5,000 of EAV for two consecutive tax years: the year of return from active duty in an armed conflict and the following year.

Homestead Exemption for Persons with Disabilities. $2,000 of EAV annually, with an annual renewal filing.

The Home Improvement Exemption, Which Almost Nobody Claims

Illinois shields the added assessed value from a qualifying improvement for a period of years, and this one is routinely overlooked by owners planning work.

The Lake County figure is up to $25,000 of assessed value, which corresponds to $75,000 of fair cash value, for four years from completion and occupancy. Form PTAX-323.

Those two numbers describe the same benefit stated two ways, and mixing them up is the most common error in third-party content on this subject. If someone tells you the exemption is $75,000 of assessed value, they have doubled it.

Four years of deferral on the assessment increase from an addition is real money. Factor it into the project budget rather than discovering it afterwards.

How to Apply, and When

Applications go to the Lake County Chief County Assessment Office, not to your municipality and not to the county treasurer. That confusion costs people a year.

The general homestead exemption is applied for once. Lake County operates an online filing system alongside paper forms, and the office will tell you which exemptions are currently showing on your PIN if you ask.

Eligibility is tested as of January 1 of the tax year. Occupy the property on January 2 and you are applying for the following year, not the current one. This single date catches every buyer who closes in the first week of the year.

For the senior freeze, Lake County's EX02 Senior Freeze Application has to be filed every year, with income documentation, through the county's Smart E-Filing Portal. PTAX-340 is the state-level form of the same thing. The county sends renewals to owners already on the program, but a renewal that goes to an old address or into a pile of unopened mail is a lost exemption. Put the renewal date in your own calendar.

For the home improvement exemption, form PTAX-323, filed after completion and occupancy of the improvement.

If you are not sure what you are entitled to, call the assessment office and describe your situation. They administer this daily and they are the authority. An agent, including me, is not.

What Happens If You Claim One You Should Not Have

Lake County operates an exemption recapture process for exemptions received in error.

The common ways this happens are not fraudulent. Someone moves out and rents the property but the homestead exemption stays on it. A senior exemption continues after the senior has moved to care. An owner claims a homestead exemption on an Illinois property while claiming a primary residence benefit in another state. A property is inherited and nobody updates the record.

The result is a back assessment and, depending on the circumstances, interest and penalties.

If you have inherited a property, or if you have converted a home to a rental, check what exemptions are still attached to it. It is a five minute call and it is far cheaper than the alternative.

The same applies when you buy. If the prior owner's exemptions are still showing on your PIN in year two, that is not a windfall. It is a liability accruing quietly.

Exemptions, Escrow and Why You May Not Notice

If your taxes are paid through an escrow account with your mortgage servicer, the exemption never reaches you as a visible saving. It reduces the bill, the servicer pays less, and eventually your escrow analysis adjusts your monthly payment.

Eventually is doing a lot of work in that sentence. Escrow analyses typically run annually. A newly granted exemption can take a full cycle to show up in your payment, and a lost exemption can produce an escrow shortfall that arrives as an unexpected increase.

Two practical consequences.

When you buy, the servicer sets your initial escrow from the seller's bill. If the seller had exemptions you will not inherit, your escrow is under-funded from day one and you will get a shortfall notice in year two. Ask your lender to set escrow from the bill without the prior owner's exemptions.

And when you newly qualify for an exemption, tell your servicer as well as the county. They will not find out on their own timetable in a way that helps you.

Getting It Right at Purchase

When you buy, check which exemptions sit on the property and in whose name.

Lake County's position is that where the owner was eligible on January 1, the exemptions stay in place for the entire year regardless of a mid-year sale. So your first bill may look reassuring and your second may not.

Ask what the bill looks like without the current owner's exemptions before you set your budget. On a property held for decades by an owner with a senior freeze, that difference can be substantial.

The Lake County Chief County Assessment Office is the correct source for forms, deadlines and current amounts. Nothing here is tax advice.

If the exemptions are right and the value still looks high, the next step is a property tax appeal in Lake County.

Frequently Asked Questions

How much is the homestead exemption in Lake County, IL?

$8,000 of equalized assessed value for the general homestead exemption, and another $8,000 for the senior citizens homestead exemption if you are 65 or over. Most general Illinois content quotes $6,000 and $5,000, which are the amounts for counties not contiguous to Cook County.

Do I have to reapply for my homestead exemption each year?

It depends which one. The general and senior homestead exemptions do not require annual renewal in Lake County. The senior assessment freeze requires reapplication every year, in Lake County on form EX02 through the county's Smart E-Filing Portal, and the veteran and disability exemptions generally require annual verification with limited exceptions.

Does the senior assessment freeze freeze my tax bill?

No. It freezes the equalized assessed value your rate is applied to, not the bill itself. If the combined tax rate rises, your bill rises from a fixed assessment base. The income ceiling is $75,000 for assessment year 2026 payable 2027, up from $65,000 the prior year.

What is the home improvement exemption worth?

Up to $25,000 of assessed value, equivalent to $75,000 of fair cash value, shielded for four years from completion and occupancy. Those two figures describe the same benefit stated two ways. It is one of the most frequently overlooked exemptions by owners planning an addition or major improvement.

Do exemptions transfer when I buy a house?

No. Lake County states that exemptions do not transfer to newly assigned PINs and a new owner must apply. Where the previous owner was eligible on January 1, their exemptions remain for that full year, so your first bill can look very different from your second.
